Landscaping Services in Glenville, PA
Open Lots, Long Driveways, and Water That Has to Go Somewhere
Glenville sits in Codorus Township, a 33.5-square-mile township on the Mason-Dixon Line that is still primarily agricultural, with the two branches of Codorus Creek forming its eastern and western borders. The Glenville mailing area also reaches into parts of Manheim and West Manheim Townships. Homes out here usually sit on bigger, more open lots next to fields and woods, and that changes what a good landscape needs to do.
Common problems on properties like these:
- Runoff from fields and long slopes reaching the house, driveway, or outbuildings during heavy rain
- Long driveways and walkways that wash out at the edges or hold water
- Wide-open yards with no shade, no privacy, and nothing to slow the wind
- A big lawn and no real place to sit, cook, or have people over
- Private wells and septic systems that limit where it’s safe to dig, grade, and plant
- Low spots that stay soggy for days after a storm

Landscape Design and Renovation
On a big lot, the goal is a few spaces that actually get used, not beds scattered across an acre of lawn. We look at slope, sun, wind, existing trees, and where your well and septic are, then lay out plantings and beds that tie the house, patio, and yard together.

Patios
Paver and flagstone patios set on a properly built base with Techo-Bloc pavers and slabs. Out in the open, a patio needs shelter as much as it needs size, so we often pair it with a covered area, a fire pit, or seating walls to make it comfortable on a breezy evening.

Composite Decking
Our deck crews are trained by both Trex and TimberTech/Azek, so your deck is installed to the manufacturer’s standards for whichever board you choose. See the composite deck we built nearby in Jefferson, PA.

Retaining and Sitting Walls
Rolling ground can be leveled into usable space with a retaining wall in natural stone, Techo-Bloc block, or boulders, always with drainage behind it. A sitting wall wrapped around a patio, like this one in Hanover, adds built-in seating and a sense of enclosure on an open lot.

Drainage and Grading
When water comes off a field, it needs a planned path away from your foundation and driveway. Depending on the grade, that means swales, French drains, catch basins, rerouted downspouts, or regrading, all laid out to stay clear of wells and septic fields. More on our drainage work.

Planting and Windbreaks
We plant trees, shrubs, and perennials chosen for exposed, windy sites and freeze-thaw winters. On larger properties, a row of evergreens or a mixed screen can add privacy along a road or field edge and cut the wind across the yard. Mulch goes down last to hold moisture.
How We Approach a Large Lot
Follow the water first
Before choosing a spot for anything, we look at where water enters the property, where it collects, and where it can safely leave. A patio placed in the path of field runoff will fight water forever, so we solve drainage on paper before we design anything else.
Pick the spot before the size
With room to spare, it’s tempting to build big. We focus on placement instead: close enough to the house to get used, with the right sun, shelter from the prevailing wind, and a view worth sitting with. The right spot matters more than the square footage.
Map what’s underground and how we get in
We locate the well, septic tank and field, and buried utilities before any digging is planned, and we figure out how to get skid loaders and material across the yard without rutting the lawn or crossing the septic field.
From there, every project follows the same steps: a call with Sam, a site visit with Trey, a design and estimate, and a foreman-led build with updates along the way. See our full design-build process.
A Crew Based Right Here in Glenville
Most contractors you’ll call about a Glenville project are driving in from somewhere else. Our business is on Watertank Road, so getting out to walk your property, checking a drainage fix after a big storm, or stopping by to answer a question is a short trip, not a scheduling problem.
When you call, you’ll talk with Sam Chilcoat, who runs our office. Trey Chilcoat, who founded the company in 2008 and brings a construction project management background from Kinsley Construction, comes out for the site visit himself. Our own foremen, Joe on hardscape and Andy on construction, run the build. No subcontractors.
In 2025, our work earned the public-vote People’s Choice Award for Best Outdoor Living from the York Builders Association.
