A Flagstone Patio and Covering We Built in Red Lion
Most patios get used on the handful of days when the weather is perfect. For one Red Lion homeowner, we built a flagstone patio paired with a built-in patio covering: a natural stone surface set on a properly graded and drained base, with an overhead structure that gives shade on hot afternoons and shelter when it drizzles. The patio now gets used through far more of the year than an open slab would.
We’ve also built a patio and outdoor kitchen for another Red Lion family, the kind of project that turns a backyard into the place people actually gather. Both were designed and built by our own crew, from the base to the roof.

What Makes a Patio Usable More of the Year
Put the shade where the sun is
A covering does the most good on the side that bakes in the afternoon. We look at how sun crosses the yard before deciding where the roof goes and how far it extends.
Pick the right kind of cover
A solid roof keeps off rain. A pergola gives filtered shade and lets light through. Some yards want one, some want both over different parts of the patio.
Plan for the roof’s water
A covered patio sheds a lot of water in one spot. We plan where gutters and downspouts discharge so roof runoff doesn’t end up under the patio or against the house.
Start with the footings
Posts carry snow and wind loads, so they sit on footings set below frost depth. The stone patio around them goes on a compacted base so the two don’t shift apart.
Building in Red Lion
Red Lion is a compact borough, about 1.3 square miles with roughly 6,500 residents, sitting about 8 miles southeast of York. It grew up around a stop on the old Maryland and Pennsylvania Railroad and became one of the country’s best-known cigar towns, at one point turning out about a tenth of U.S. cigar production. The Red Lion Borough Historic District is listed on the National Register of Historic Places.
That history shows up in the yards. Older homes in town often have smaller backyards and existing structures to work around, so a covering or patio has to fit the space and tie neatly into the house. Newer homes around the edges of town tend to have more room and a blank backyard to build out. We design for whichever one you have.

The People Behind Your Project
We’re based in Glenville, in southern York County, and Red Lion is part of our regular service area. When you reach out, Sam Chilcoat in our office gets the details and helps you set a realistic budget range using our project planner. Next comes a site visit from Trey Chilcoat, who owns the company and walks every property in person.
Trey founded the company in 2008 and spent years as a project engineer and project manager at Kinsley Construction before running it full time, which is why structures like patio coverings get engineered thinking, not just good looks. Joe leads our hardscape crew and Andy our construction crew, and they see the job through to the final walkthrough.
In 2025, we were voted Best Outdoor Living in the public-vote York Builders Association People’s Choice Awards. You can read more about how a project runs from first call to cleanup.

The crews are quick and professional and left my driveway cleaner then the way it was. I use them for all my landscaping needs, I just wish I would have used them sooner.”
